We appoint one of our experienced negotiators as your point of contact to deal with all your queries regarding the sale of your home and we will keep you fully updated throughout the course of your sale. Our negotiators are all member of the NAEA and have vast experience of selling homes in an efficient and proactive manner. Let our negotiators deal with everything for you with the knowledge and peace of mind that you have a dedicated representative you can contact within the office.

We will offer you advice on preparing your property for the market and handy tips when showing a prospective buyer round your home.

As part of the estate agency service we would order your Home Report and assist in completing any paperwork required. We will discuss payment and the costs involved in ordering a Home Report. On your behalf we will liaise with local surveyors over the valuation of your property and instruct any specialists if so required. We will follow the progress of your Home Report until published.

Since 2008 the majority of properties in Scotland require a Home Report prior to being placed on the market for sale. The Home Report is carried out by a local chartered surveyor and comprises three sections, namely a Property Questionnaire which the owner completes, an Energy Performance Certificate and the Single Survey. All three sections have to be approved by the owner and thereafter published prior to marketing. At this point the report is available and open to the public domain via the internet and various internet portals which enables a prospective buyer or purchasing Solicitor to request a copy of the report and make and base an offer on the contents contained therein. In some occasions Home Reports are requested prior to viewings taking place.

The home report contains a current market valuation of your property which is used as a guide to assist in the eventual marketing price. Should you require any more information please do not hesitate to contact any of our experienced property staff.

Our Property Valuer will return to your property and take measurements and photographs in order to prepare your brochure and advertise your property on the internet. We use high quality cameras in order to obtain the best photographs possible. We are also able to offer movies of your home which can be added to our website and the ESPC in order to market your home effectively.

We will prepare your brochure and forward this to you for approval. We have a range of quality glossy brochures ranging from 2 page to 8 page which will ensure your property is advertised in the best possible way. We can also provide floor plans of your home.

Our distinctive For Sale boards will be placed outside your property ensuring maximum exposure – our boards are the most easily recognised in the area and will ensure your property is advertised prominently.

We will match your property to our expansive list of applicants in our database. We are able to send out your property details by text message, email and by brochure format through the post.

Our office is ideally placed on one of the main thoroughfares in Dunfermline. We take advantage of our large showroom windows to display your property as soon as it is available. It is also advertised within our offices.

As soon as your property is on the open market we advertise on our own website with street view and other additional features. We are members of the ESPC who cover a large percentage of the central belt and have one of the most visited websites locally. We also advertise on RightMove, S1 homes and Zoopla, all national property portals. We also use Social Networking sites namely Facebook & Twitter.

Our Sales Team will liase with you with regards to convenient times for viewers to visit your property. An invaluable service offered by Morgans, fully accompanied viewings can be carried out during various different days and times to suit viewers.

Our Senior Sales Negotiators will discuss any potential offer and take your instruction to negotiate with the offering party on price, date of entry and any extras included.

Once an offer is accepted your solicitor will contact you to progress with completion of your sale and keep you fully informed at all stages.
