FINDING A PROPERTY
Let us know your requirements and we will search our database to find you a suitable property. If we do not have any suitable properties we will enter your details into our system and as soon as any matching properties become available, you will be immediately notified by email, text message or phone call. Once a suitable property has been found we will make arrangements for you to view the property. You will be accompanied by a member of Morgans’ staff and viewings can take place at weekends or evenings if required.
Application forms can be found on our website or are available to collect at our office. External agencies are used to verify employment details/salary, obtain reference for current landlord (if appropriate) and also to provide a credit report. Satisfactory references on behalf of all applicable tenants will be required in order to secure the property.
We would expect to have all adults who are to be living at the property, to be named on the lease.
Following a satisfactory reference check, arrangements for the tenancy are made. Sufficient time must be allowed for the necessary gas/electric safety checks and preparation of inventory to be carried out. At least 7 working days should be allowed for this.
The balance of deposit and first rent will be due. Deposits are lodged with SafeDeposits Scotland for the duration of the tenancy. This is held against any claim for damage etc, unpaid bills, including rent, at the end of the tenancy.
Tenant Agreement and other documents must be signed, normally on entry date. The initial lease is for a 6 month period, with extension beyond that possible, all being well.
An inventory will be prepared to provide an accurate description of the condition and contents of the property before the tenancy commences. A copy will be issued on the day the tenancy starts and must be returned, with any comments, one week later. This will be used to check the property at the end of the tenancy.
Regular inspections will be carried out by one of the Lettings team to assess the condition of the property and ensure it is being maintained to a satisfactory standard. Inspections will be arranged one month after the move-in date and thereafter at 10-12 week intervals, unless we feel a need to visit more frequently. We are happy to arrange to visit when a tenant can be present but will use a spare key if no access is arranged.
We arrange to have rent collected by direct debit on 1st or 15th of the month – payable in advance.
